Rental licenses expire Feb. 28 and must be renewed. Current license holders will automatically be sent renewal notices, city officials said. Landlords who own two or more rental units in Lancaster and who do not receive a renewal notice or have questions should contact the city Finance Department at (661) 723-6237 or visit City Hall, 44933 Fern Ave. A 30-day grace period beyond the license expiration date for renewals allows extra time to renew the license. Besides investigating crime and arresting suspects, deputies in the Lancaster Community Appreciation Project, or Lan-CAP, unit also provide training courses for landlords and managers to assist them in screening tenants and keeping crime out of their properties. The 2003 city ordinance defines a rental-housing operator as anyone who owns or operates two or more rental dwelling units in Lancaster. Rental dwelling units include transitional, sober living, and group homes. Owners of one rental unit are exempt from licensing and the fee but they should notify City Hall for the exemption, city officials said. Failing to apply for or renew a rental business license can bring a fine of $500, plus $25 for each rental unit. Late renewal can draw a citation of $100 to $500. Citations can be issued each day a violation exists or continues, officials said. last_img read more
